Glossary of Real Estate Terms
Chinryo (Fee) Rental fee for the house or apartment. To be paid per month.
Kyoeki-hi (Common area charge) Fees for public facilities including electricity charges
Kanri-hi (Public maintenance fees) Expenses necessary for maintaining and managing the building
Chonaikai-hi (Neighborhood association fee) Expenses used for residential affairs including cleaning the community.
Shikikin (bond) A bond paid to the owner when the contract is signed for unpaid rent, and/or repairs necessary upon vacancy. Returned by subtracting repair cost, etc. at the time of vacancy. One to two month rent is the usual amount.
Reikin (Gift payment) Fee paid to the owner when the contract is signed. One to two month rent is usual.
Keiyaku-housyu (Contract award) Fee paid to the landlord as brokerage commission. One-month rent is the maximum.
Shinseiryo (Application fee) TA bond paid to the landlord when making a reservation for contract. The amount is determined upon consultation. It is included in part of the contract money when the contract is successful. It is returned if contract is unsuccessful. If you pay the application fee, you have priority to rent the room.
Chusharyo (Parking fee) Monthly fee paid for parking space. Parking fee may not be included in rent.
Rentai-hoshonin (Guarantor) A guarantor who contracts the liability jointly with the tenant. The owner can directly charge the guarantor with the rent on behalf of the tenant.
Koushinryo (Renewal fee) Fee paid to the owner to renew the contract (depending on the contract conditions)
Keiyaku-kikan (Contract validity period) Contracts are ordinarily for two years in duration. Short-term contracts for specific periods are also possible.
Keiyaku- Koushin (Contract renewal) A contract may be renewed upon expiration through the common consent of the lesser and lessee. A renewal fee (usually one month rent) may be required when renewing a contract.
Kaiyaku (Terminating the contract) You must inform the owner of the termination of the contract one to two months beforehand in accordance with the provisions of the contract. If you are late in notification, you may be changed as specified in the contract.
